Influence of Trees on Residential Property Values in Athens, Georgia (U.S.A. ) : A Survey based on Actual Sales Prices

A survey of the sales of 844 single family residential properties in Athens, Georgia, U.S.A., indicated that landscaping with trees was associated with 3.5%-4.5% increase in sales prices. During the 1978-I 980 study period, the average house sold for about $38 100 (in I978 constant dollars) and hadfive trees in itsfront yard. The average sales price increase due to trees was between $1475 and $17.50 ($2869 and $3073 in 1985 dollars) and was largely due to trees in the intermediate and large size classes, regurdless of species. This increase in property value results in an estimated increase of $100 000 (1978 dollars) in the city’s property tax revenues.
